How to Get Started with Rent to Own Real Estate:

Getting started is easy. You first need to meet some basic requirements which include:



* Having a Stable Job which earns at least $3,500 per month W2 provable income

* Your credit score can be LOW and POOR; however, we dont accept recent foreclosures, recent repos or heavy collections.



Once we establish that you have a job and you are trying to pay your bills on time, you are half way qualified. The next step is to do a short application. The process takes about 5 minutes on the phone or it can be done in person in our office. We will collect the following information from you:



* Full Name and Address

* Social Security Number

* Date of Birth

* Employer Name & Address



Once credit has been pulled and the information you have given us has been validated, you will be approved to purchase the house Rent to Own.



Rent to Own Lease Monthly Payment Terms

The monthly payment of our Rent to Own properties is equal to Market Rent. Market Rent is defined as whatever a nicely remodeled property in the same neighborhood which is the same size rents for is exactly how much you are going to pay for your house, Market Rent. Now, this is too good to be true, so we have to add a twist, in addition to Market Rent we ask that you pay an additional 10% of your Rent towards the purchase of the house each month. This 10% payment (typically between $110 - $150) is paid monthly along with the rent and will go towards the purchase of the house. This 10% will reduce your purchase price, so already you are paying down the principal balance of your loan before you even finance.







Purchase Terms

The purchase terms for all our rent to own properties are the same. You can lock in the purchase price at todays value and purchase in 12 months after you acquire financing. That means you are able to build equity as you are purchasing the property Rent to Own. We do not require down payments or options fees. That means you can move in for no money down, however you need to provide us with the 1st months rent. You may think this is too good to be true, but remember your objective is to buy the house, and we make sure of that. We feel that if you are serious about purchasing the house and you are going to obtain 100% financing through our lending services, there is no need for you to scrape together $1000, $3000 or $5000 to join the Rent to Own program.
